This friend/client closed on her first multifamily investment property today! She won 🏆 the bidding war by an odd number trick I like to use, just a tiny margin + a seller concession! So hyped to help fellow female investors buy their first income property, truly fills my cup to the brim!!
About 6 months ago, Dani explained that she was ready to invest in real estate, maybe not super “ready” but felt the “I think I should do this, everyone says RE is a smart investment” thing. We toured a few places but realized that then was not the best time, life wise.
Fast forward, I read a post in the Central Oregon Realtor FB group about this TWO home #duplex like property coming-soon! I immediately called my client, she replied with " THIS IS THE ONE KENZIE!" You cannot beat the location, so close to Newport Market, Galveston Corridor…the heart of NW Bend. We immediately started working on structuring a strong 💪🏽 offer.
Beny Rubuchin came to the rescue with pushing this through to underwriting guaranteeing that we could finance these homes with an FHA loan BEFORE submitting the offer. This way we could legitamitly talk to the listing agent & seller about how bulletproof our offer was. ✅ The beauty of FHA was my client didn’t have to “break the bank” with her down payment. She’ll consider one side as her primary and the other unit a rental. #househacking
Anyways, here we are closed two weeks earlier than scheduled because ain’t nobody got time for that! I don’t often post about closings but this one feels extra special ✨🫶🏼
