How I Helped My Client Score an Amazing Deal in NWX

This was my 30th closing of 2025 & the lowest price per sqft to sell in the neighborhood in the past 2 years!!

This wonderful family was referred to me by a local lender, they were making  their way back home to Bend after a few years in Austin, TX. We toured homes in person and multiple virtually, lost a bidding war (the realllllly good ones still have 2-3 offers here) and then we walked away from a few that just weren’t the right fit. Buyers have many options in Bend right now!

In the end, they fell in love with the very first home we toured & that’s where the negotiation story begans.

Here’s how we landed it:

  • Came in very low with our initial offer

  • Let the seller’s counteroffer  expire, sort of sassy but I knew no other buyers were circling this home due to the price. 

  • We watched the days on market continue to climb (over 120 DOM)

  • We stayed patient while the sellers softened on price 

  • I proposed a seller carry  option, to put more money in the sellers pockets.. they were not interested. 

  • 3 weeks later, we rewrote and resubmitted, still low… it worked!

 

Persistence, calm communication, a good relationship with the listing agent & time being on our side made all the difference on this one. This home is smack dab in the middle of North West crossing, an extremely desirable neighborhood (NO HOA) on the NW side of Bend. This home is one block to Sparrow bakery, & only one block from the summer farmers market! The location is truly hard to beat.
